Rent Solutions backs Tampa Bay property owners with six written guarantees, including the 21-Day Rental Guarantee: if a qualifying vacant, move-in-ready home priced by Rent Solutions isn't leased in 21 days, the first two months of management fees are free. Other written guarantees cover results, leasing, pets, evictions, and owner happiness.

21-Day Rental Guarantee

We find a quality tenant in 21 days or your first 2 months of management are FREE.

If we are unable to lease your home in 21 days or less, we will give you TWO months of management free — we waive your first two months of management fees.

Conditions

  • We must set the price.
  • The home must be vacant.
  • The home must be ready for tenants — the 21 days begin the day the home is move-in ready.
  • Must allow approved pets (maximum of 2).
  • Must be part of your Property Management or Leasing Package and specifically included in your agreement.

Leasing Guarantee

We guarantee the tenant stays 9+ months — or we find a replacement for FREE.

You should never have to pay twice for us to find a new tenant. If a tenant does not fulfill at least 9 months of a lease term, we will find you a new tenant for free.

Conditions

  • We must have placed the tenants — this does not cover inherited tenants.
  • Does not cover tenants who break lease due to military orders or transfers.
  • Does not cover tenants who paid the appropriate break-lease fees.

Results Guarantee

You don't pay us a dime until your property is rented and rent is collected.

With our results guarantee you don't pay us any money until we produce. When leasing your property we do all the work up front — aggressively marketing, showing, screening, paperwork and the move-in inspection — and you don't pay until a qualified tenant moves in. For managed clients there are no setup, admin or transfer fees; we are only paid after your tenant pays rent.

Happiness Guarantee

Not happy with our service? Cancel your management agreement without penalty — anytime.

We believe in high-touch, high-quality customer service and making you a raving fan. If for any reason you wish to discontinue your service, you can cancel your agreement at any time with no penalties.

Conditions

  • All outstanding invoices have been paid to vendors.
  • A 30-day written notice so we can wrap up outstanding service issues and invoices and prepare your/the tenant's file.

Pet Guarantee

We guarantee your home will not be damaged by any approved pet — at no extra charge to you.

Approved pets placed through our screening process are covered, so you have peace of mind that your home will not be damaged by any approved pet — at no extra charge to you.

Eviction Protection

If a tenant we placed must be evicted, we handle the full eviction for FREE for up to 1 year.

If a tenant needs to be evicted for non-payment of rent, our attorney will handle the eviction for free and we will pay any filing fees, server fees and lock-change fees up to $1,500.

Conditions

  • We must have placed the tenants — this does not cover inherited tenants.
  • Only for evictions due to non-payment of rent.
  • We must be the property manager for the entire length of the tenancy.
  • Does not cover lost rents or damage to property.
  • Does not cover the tenant's attorney fees, court-ordered fines, damages or penalties.
  • Must be part of your Property Management Agreement.
