## The move-in inspection sets the baseline

Before a tenant receives the keys, walk the property and document its exact condition. Note the state of walls, floors, appliances, fixtures, and the exterior, and capture dated, time-stamped photos of everything.

Have the tenant review and sign the report so both parties agree on the starting condition. This shared baseline is what makes a fair move-out assessment possible months or years later.

## The move-out inspection tells the story

When the tenant leaves, repeat the same walkthrough and compare it directly to the move-in record. The comparison makes it obvious what is ordinary wear and tear — which you cannot charge for — versus actual damage, which you can.

Because the two reports line up item by item, deductions become easy to justify and far harder to dispute.
