(2) we will check for any past evictions; (3) we will verify your employment, if applicable; (4) your personal income must be sufficient and verifiable and meet the gross monthly income requirement of 2 Â½ to 3 times the rental rate to be considered. (5) we will verify your previous landlord references and check for: Proper notice to vacate given, Any NSF checks or late payments, Outstanding debt owed and Lease violations. Please be prepared to provide 2 years of residential history as well as contact information for your rental references.; (6) we will perform a background screening; History which indicates that an applicantâ€™s tenancy would constitute a direct threat to the health or safety of other individuals or whose tenancy could result in substantial physical damage to the property of the owner or others may result in rejection of the application. (7) some associations also have application fees. We encourage you not to apply if you have credit scores below 650, have ever been evicted or have bad rental history. Please note that credit scores over a 650 do not guarantee an approval.
