Know what counts as an emergency
These guidelines help you respond quickly and safely. If a situation seems immediately hazardous or damaging and isn't listed here, call our office and ask for maintenance.
Emergency situations
Fire
Call the Fire Department immediately, then notify our office once you are safe.
Uncontrolled water leak or flooding
Shut off the water valve to the pipe or the exterior water main until a contractor arrives.
Structural failure of the building
A roof collapse, wall collapse, or similar event that compromises the structure.
No heat
When the outside temperature is falling below 40°F and the heater has failed.
Broken lock, doorknob, or window
Only when it prevents you from properly securing the unit and can't wait for business hours.
No electricity
Only after the electric company confirms it isn't at fault and you've reset every breaker and GFCI outlet.
Non-emergency & routine
No hot water
Comfort issues that don't pose an immediate hazard are handled during business hours.
Broken appliances
Refrigerators, ranges, dishwashers, and similar appliance failures.
Small water leaks
Minor leaks that do not gush water across the floor.
Clogged toilet or drain
Per your lease, stoppages caused by foreign objects are the tenant's responsibility.
A/C repair
By Florida law A/C repair isn't an emergency — we schedule the repair the day you call or the next.
Lockouts
Not an emergency. During business hours we can unlock for a $75 fee; after hours, call a locksmith.
